What is a brownfield site?

A brownfield site is previously developed land that is available for re-use. This includes former industrial sites, old housing estates, derelict buildings, and commercial properties. The land may be contaminated or have existing structures that need demolition.

Why is brownfield development encouraged?

What does "permissioned" mean for a brownfield site?

A permissioned site has planning permission for development. This means the local authority has approved plans for housing or other uses. Not-permissioned sites are identified as suitable but don't yet have planning approval.

What is a brownfield register?

Since 2017, all local planning authorities must publish and maintain a brownfield register. Part 1 lists all brownfield land suitable for housing. Part 2 grants "permission in principle" for sites that meet certain criteria, streamlining the planning process.
