Notes

Site of a former water treatment works to the western edge of Morpeth. The complex comprises a filter house and pump house, as well as hardstanding and land used for open-air storage. Now surplus to NWL requirements and it has therefore been identified for redevelopment following clearance of the vacant buildings and redundant infrastructure. The site preparation works also necessitate the need to cap existing boreholes within the pumping station, enabled by an earlier consent (12/01665/DEMGDO). An outline application for residential development was initially permitted in 2014 (14/02721/OUT). This was followed by reserved matters for 7 dwellings following clearance permitted in 2016 (15/03842/REM). Shortly afterwards, a revised detailed application for 8 units was then submitted and approved in 2017 (17/01360/REM). Site mainly comprises of brownfield in nature and, although there is some greenfield land, the yield indicated recognises focus on brownfield element (1.60ha). For indicative purposes in the BF Register, the original SHLAA site (3651) is split to reflect brownfield and greenfield elements - total area of 3.05ha. The most recent detailed permission supersedes the earlier one. Site works commenced in 2019. Development of 8 dwellings completed in 2023/24.
