Vacant site associated with the adjacent miners' welfare. The land had previously provided recreation and sporting facilities for the welfare, notably tennis courts and a cricket ground. These has been disused for a number of years and the remaining derelict buildings have already been cleared. An initial outline consent was approved in 2014 (14/03221/OUT). A reserved matters permission was then permitted in 2018 for 10 dwellings (17/03151/REM). The developer has indicated that the dwellings will be completed on a plot-by-plot basis as bespoke self-build development. Site is mixed in nature, with brownfield element (0.17ha) representing around half of the site area but lower yield is reflective of development focusing on the footprint of the former welfare building. For indicative purposes in the BF Register, the original SHLAA site (ref 6813) is split to reflect brownfield and greenfield elements - total area of 1.80ha. A start was made on site in 2020 with works to provide an access road and site infrastructure. This has implemented the planning permission. Whilst no start has been on the residential aspect of the scheme yet, overall completion is forecast within the next five years.
