Development will be expected to: Safeguard the provision of fire station facilities or support alternative local fire service and facility provision; Optimise the potential of the site to provide new housing while minimising potential conflicts between residential and other uses; Provide an acceptable standard of residential accommodation for any new homes proposed for the site; Ensure that the amenity of nearby residential occupiers is maintained; Provide an appropriate level of affordable housing, in line with adopted council policies; Explore the potential to link up with existing and emerging developments to form a decentralised energy network; Retain existing trees and take opportunities to incorporate soft landscaping.
