Mixed site to edge of town centre that consists of both brownfield and greenfield land. Currently part utilised for caravan storage. A number of constraints are identified but if these can be addressed then a residential development could be taken forward. This is unlikely to be in the short-term due to the existing use. Brownfield in part (0.19ha) - indicative yield of around 5 dwellings appropriate for this parcel. For indicative purposes in the BF Register, the original SHLAA site (ref 2628) is split to reflect brownfield and greenfield elements - total area of 1.10ha. Redevelopment could potentially be progressed as part of a group of adjacent sites (2040, 2628, 9136). Recently confirmed that redevelopment of the land is being considered and that a residential scheme is likely to be proposed in due course. Currently considered developable in the medium-term (6 to 10 years). Allocated for residential development in the Northumberland Local Plan (March 2022) and also in the Hexham Neighbourhood Plan (2021) .
