The site is not connected to a settlement but is within walking distance of the facilities and services in Brasted. The existing access onto Coles Lane could be utilised for a small number of units. It is considered that development of the whole site would not conserve or enhance the AONB. Overall the previously developed portion of the site is considered able to accommodate development however it is located within the Green Belt so this designation would need to change in order for it to be developed.
