Site allocated as part of the Local Plan.. The site is 0.4 hectares in size and currently occupied and operating as Premier bikes showroom and is a brownfield site capable of accommodating 16 dwellings. The site is roughly rectangular with a relatively long frontage onto Selby Road to the west. To the north of the site is a car sales and service centre, to the south is a small access way leading to farmland to the east of the site. Beyond this access are some residential units and a church. Across the road to the west there are some residential units and a Cooperative store with a car park. The site itself is tarmac to the north with the Premier House building to the south. This building occupies most of the southern boundary a bin storage area covers roughly half of the eastern boundary of the site.
