Additional Notes

Buildings and land immediately adjacent to the A1, that have latterly been used to provide holiday accommodation. The premises were highlighted as offering potential for redevelopment a number of years ago. This could be through conversion, selected clearance and new-build, or a combination of both. In this context, a small-scale residential scheme, appropriate for the setting ,as part of a limited cluster of development, could be suitable. However, the site is outside the settlement limits, and would represent development in the open countryside. Previously local authority owned but the site has now been sold and there has been no recent indication of future plans. As such, the current availability of the site is uncertain. No longer considered developable/developable and future housing delivery is discounted in the SHLAA.

What is Brownfield Land?

Brownfield land is previously developed land that may be available for redevelopment. The government prioritises brownfield development over greenfield sites to protect countryside and make efficient use of existing infrastructure. Local authorities maintain Brownfield Land Registers to identify suitable sites for housing.
