Additional Notes
35991 - DEMOLITION OF REDUNDANT ARCADE & ERECTION OF 23 FLATS & 2 SHOPS (AMENDED PLANS). Lapsed Planning Permission Site is within a floodzone and existing culvert will need to be diverted. The EA has designed a scheme for re-routing of the culvert which runs through the Golden Coast site. The site has recently been sold to a local developer although the intentions of the new landowner is still unknown. Development viability and flooding issues are still of concern which may render any scheme un-achievable. Recent planning application (70367) involved proposals for a new hotel but this has now been withdrawn but this was not submitted by the current landowner.

What is Brownfield Land?
Brownfield land is previously developed land that may be available for redevelopment. The government prioritises brownfield development over greenfield sites to protect countryside and make efficient use of existing infrastructure. Local authorities maintain Brownfield Land Registers to identify suitable sites for housing.
