Parcel of brownfield land that has been used as a maintenance yard for the nearby Riverside Caravan Park. There is an existing house on site, which has also operated as an office for the holiday park, together with a large shed for storage or vehicles and materials. The land was identified for redevelopment as a result of a proposal to relocate maintenance facilities to another location, closer to the caravan park. An application for clearance of the site, and construction of 6 new dwellings was submitted in 2013 but was later withdrawn prior to determination (13/02393/FUL). This proposal would have resulted in 5 net additional homes on completion of the works. However, as there is an existing use/business in situ, and because there has been no indication in many years that there is an intention to relocated and/or redevelop the site, there is no evidence to suggest this has potential to provide new housing. No longer considered developable/developable and future housing delivery is discounted in the SHLAA.
