Land that was previously occupied by a farmstead but, as a result of surrounding development and the expansion of Seahouses and North Sunderland, is now situated in an established residential area within the settlement. The former agricultural buildings were cleared some time ago and redevelopment of the site has been proposed for a number of years. A range of applications were permitted for this but did not progress (N/07/B/0579, N/07/B/0594, 11/00226/FUL). A further permission for development of 6 homes was permitted in 2016 (15/02434/FUL). Initial site works commenced with the completion of drainage works in 2020, however the there was no progress made on the residential aspect of the development. Because of the works, the permission has been implemented, so it will not lapse. Landowner has confirmed that it is now being marketed for sale. However, at present there is no evidence to support deliverability. Whilst the permission will not lapse, and the theoretical capacity from the extant planning permission remains, the future delivery of all outstanding units is currently discounted. If/when new information becomes available to suggest a change to this position, then deliverability can be appraised.
