Additional Notes

Relatively large area of brownfield land in a rural environment. The site has an industrial legacy, having been the site of a brickworks for many years. There are a wide range of buildings on site relating to this past use, as well as areas of hardstanding that have been used for open air storage. The brickworks was a significant local employer and remained operational until 2008. In 2011, the site was repurposed as a carpet recycling and storage centre. This business utilised some of the former brickworks structures. The business remained in situ until 2013 when a significant fire broke out and destroyed many of the buildings. Since then, the site has been earmarked for a more comprehensive redevelopment and some remediation work has been undertaken to prepare the site for redevelopment. In 2022, an application for development was permitted for construction of 14 homes (21/00904/FUL). The project also includes construction of 3 holiday lodges (not for permanent residency), and amenity space. Site preparations are now underway and the overall scheme is expected to be completed within the next five years.

What is Brownfield Land?

Brownfield land is previously developed land that may be available for redevelopment. The government prioritises brownfield development over greenfield sites to protect countryside and make efficient use of existing infrastructure. Local authorities maintain Brownfield Land Registers to identify suitable sites for housing.
